Avani Solutions finds $1.97b energy savings opportunity in commercial property sector

Australia’s commercial property sector could save nearly $2 billion in electricity costs by 2026 by addressing common inefficiencies, new analysis from technology company Avani Solutions shows.

The sector, which consumes a quarter of the nation’s electricity, could cut usage by up to 20.6 million megawatt-hours (MWh) - equivalent to $1.97 billion at current market prices. Even at the lower end of the scale, the potential savings is $787 million.

Avani estimates the avoided electricity use would be enough to power almost three million homes or keep nine million electric vehicles on the road each year.

The findings are based on more than two decades of data across hundreds of commercial buildings and retail sites using Avani’s platform, which provides real-time visibility of building operations and automates efficiency improvements. The company identified electricity savings of between 12 and 30 per cent depending on asset type.

But, Avani argues the issue extends beyond energy bills. Without a consistent, standardised methodology for tracking emissions in existing commercial buildings, many owners may be underestimating the true financial and environmental cost of inefficiencies. That gap is already flowing through to asset valuations, ESG reporting quality and access to capital, as investors and tenants tighten sustainability requirements.

“While much of the industry focus has been on developing new green buildings, the biggest opportunity lies in improving the performance of existing assets,” said Chantel Zamparutti, Head of Strategy at Avani Solutions. “Small operational changes can deliver oversized results for both the bottom line and carbon footprint.”
