Auriga Investment Group has struck a franchise agreement with Hilton Hotels & Resorts to bring the global brand back to South Australia, with a 251-room Hilton Adelaide East End to open within the Arcadia mixed-use project.
The 27-storey hotel, located at 299 Pirie Street, will be operated by Trilogy Hotels, the independent hotel management company founded in late 2023 by hospitality veterans Scott Boyes, Tony Ryan and Grant Alchin.
The deal marks Hilton's re-entry into the South Australian market after Hilton announced last year that it was exiting its long-standing Victoria Square property after it was acquired by Thai hotel group Amora Hotels and Resorts.
The move also boosts Trilogy's rapidly expanding portfolio, which now totals more than 3,700 rooms across 22 hotels.

The Arcadia project received State Commission Assessment Panel approval in February 2025 as a dual-tower development incorporating hotel and residential components.
The Hilton Adelaide East End is expected to be operating in 2031 offering rooms from 31 to 140 square metres, with the property to include 303 square metres of meeting space, a pool, fitness centre and multiple food and beverage venues.

The project represents a significant milestone for Trilogy Hotels, which burst onto the scene in March 2024 when it secured management rights to four Schwartz Family Company properties - the Mercure Sydney, Ibis Sydney World Square, Mercure Canberra and Fairmont Resort Blue Mountains.
