A 55-level mixed use tower proposed by a Sydney developer has been given the green light by South Australia’s State Commission Assessment Panel (SCAP), paving the way for development of Adelaide’s tallest tower.
The project, known as the SA1 Tower, will be located at 207-209 Pulteney Street on the corner of Flinders Street and will deliver 322 apartments, a 160-room hotel, conference facility and three restaurants to the city centre.
SCAP this week granted planning consent for the development which will rise 180 metres on a site currently occupied by three-storey office building and car park.
Sydney developer JWDT Land Unit Trust – a partnership between Jinwei and Datong - filed a development application for the property in January this year.
The proposal is a scaled down version of the original 67-storey proposal, then known as Dominator 1, that the development partners put forward in 2017.
SA1 Tower will feature an 11-level podium on the western, northern and eastern boundaries of the CBD site dedicated to 17 SoHo (small office/home office) apartments.
The hotel component will occupy levels 13 to 20, while apartments will be located on levels 22 to 50 with provision for penthouses on levels 51 to 53. A ‘sky lounge’ is also proposed on level 50.
Adelaide’s tallest building is currently Frome Central Tower One, which stands at 37 storeys or 138 metres and was completed in 2019.
SCAPA says that while the proposed SA1 Tower would ‘significantly alter the built form profile of the Adelaide city skyline’, it says the CBD has evolved in recent years and that recent tower developments have not been concentrated in the city’s traditional core.
“The intensity of the proposed land uses is considered significant in the context of Adelaide’s CBD, however the applicant has demonstrated the development would be capable of functioning within an operational period considered to be reasonable in a major city setting,” it says in its report on the proposed development.
The design team behind the project includes Future Urban, JPE Design Studio and Cox Architecture.
Business News Australia has sought comment from the developers on the expected construction timeframe for the project.
