Sydney-based developer DevCore Property Group has secured approval for a $1.1 billion master-planned housing project near Bundaberg, which will deliver 1,600 new homes to Queensland’s Wide Bay-Burnett region.
Approval for the Coral Cove Ocean Estate comes on the heels of DevCore securing “in-principle support” from Wagga Wagga City Council for the company’s proposed $2.5 billion Rowan Village estate which will add another 2,100 homes to the group’s regional development pipeline.
DevCore has seven projects currently under way nationally, totalling more than 5,000 homes, alongside seven land-lease retirement villages and retail village centres which the company plans to deliver over the next decade.
The Coral Cove project, located on Coral Cove Drive, is proposed for a 220ha site just 20 minutes from Bundaberg and will ultimately comprise an 18-hole championship golf course, a clubhouse and tavern, 2.5-hectare neighbourhood park and a proposed village centre offering retail and dining facilities.
“Coral Cove Ocean Estate is an exciting addition to our Queensland portfolio and reflects our continued focus on creating thriving new regional communities,” says DevCore’s managing director Paul Thompson.
“There is pent-up demand for new residential developments in the region with our nearby flagship precinct The Fairways already sold out, and Bundaberg Council’s support for the project is further testament to its benefits for the local community.
“Our vision for Coral Cove Ocean Estate is to create a thriving community that offers much more than just new homes to live in.
“We are also committed to a diverse product mix, with a range of house and land options to suit different buyer needs and budgets including first-home buyers, families and retirees.”
The coastal estate is being released and developed in stages, with the entire masterplan anticipated to be delivered over 10 years.
Meanwhile, DevCore’s plans for NSW’s Riverina region centre on its proposed 220ha Rowan Village project in Wagga Wagga.
The master-planned development is located between Holbrook, Lloyd and Rowan Roads within Wagga Wagga’s Southern Growth Area, less than 15 minutes from the Wagga town centre.
Rowan Village is planned to include a mix of housing types, including seniors’ living with the new neighbourhood supported by parks, pathways, a village centre and a network of community spaces that the company says is designed to foster wellbeing and inclusivity.
The planned village centre will include a supermarket, medical centre, childcare centre, café, restaurant and chemist.
“Our vision for Rowan Village is to create an elevated regional lifestyle blending nature, community and convenience,” says DevCore’s senior development manager Cameron Beames.
“It will feature a range of homes and land packages catering to first home buyers, upgraders, downsizers and investors.
“Importantly, the new village will deliver thousands of much-needed homes to this growth hotspot, supported by town-centre amenity with scenic outlooks to Wagga Wagga’s natural beauty.”
The masterplan also includes provisions for a new school next to a future neighbourhood oval, with DevCore engaging with the NSW Department of Education and private schooling providers to explore development opportunities.
Rowan Village will be released and developed over 20 stages, with stage one currently being assessed by the NSW Department of Housing and Infrastructure.
Development approval for the Wagga Wagga project is slated for early 2026, with construction expected to start in 2027 and delivery planned for the ensuing 10 years.
DevCore, which was founded in 2021 by seasoned developer Peter Rawson, has undertaken a host of regional residential projects in NSW, including Pokolbin Estate in the Hunter Valley, Lake Albert Manors at Wagga, and Blakelys Run at Goulburn.
