Gold Coast-based developer DD Living has hit a key construction milestone at its $540 million Burly Residences project at North Burleigh, with all basement levels now complete and the 25-level tower officially rising above ground into vertical construction.
More than half of the 101 luxury apartments in the beachfront development have now been sold for a total of more than $236 million, with pricing starting from $2.48 million for two-bedroom residences and the Skyhome Collection commanding prices from $7.46 million.
This is up from 33 apartments sold for a total of $100 million in a first-tranche release reported by DD Living following the project's launch in late 2023.
DD Living founder and managing director David Devine says the transition to vertical construction marked a significant technical achievement for the project which is being built by Gowdie Management Group.
“This is one of the most important stages in the construction process, as it lays the foundation for the entire building, with completion anticipated in Q4 2027," says Devine.
“Completing the basement structure is a major achievement for the project team and allows us to now move into the next phase, where Burly Residences will begin to rise above ground and take shape along the beachfront."
Burly Residences is being developed on a 2,024sqm site located along The Esplanade at Burleigh Heads across the road from the North Burleigh Surf Life Saving Club.
Devine, a veteran Queensland developer whose portfolio includes the Royale Gold Coast tower at Surfers Paradise, says the project has attracted strong interest from high-net-worth buyers drawn to the scarcity of absolute beachfront sites along the southern Gold Coast strip.
“The Gold Coast continues to demonstrate strong underlying fundamentals, particularly in periods of geopolitical uncertainty," says Devine.

Adrian Parsons, managing director of TOTAL Property Group which is handling sales for the project, says buyer demand has remained robust throughout the construction period.
“Reaching ground level is a critical construction milestone, as the project transitions into vertical build and the structure becomes more visible to the market," says Parsons.
“Buyer demand has been led by high-net-worth owner-occupiers, entrepreneurs, and executive-level professionals, typically aged between 40 and 60, seeking larger residences with strong lifestyle and long-term investment fundamentals.
“These buyers are prioritising space, ocean frontage, privacy and high-quality design, along with extensive integrated wellness amenities, which is reflected in the continued demand we are seeing at Burly Residences."
About half of the buyers are from Queensland, with a strong proportion from the Gold Coast, alongside buyers from Brisbane, Sydney and Melbourne.
Parsons says the mix of buyers reflects both local confidence and "sustained interstate demand for premium beachfront product".
“The Gold Coast has recorded sustained residential price growth over recent years, supported by population growth.” says Parsons.
Rising 25 levels, Burly Residences will comprise a collection of two, three and four-bedroom apartments and penthouses designed with a focus on space, privacy and connection to the coastline, with large open-plan living areas and generous balconies oriented to maximise ocean views.
Extensive balcony spaces are a defining feature of Burly Residences, extending to more than 100 square metres in larger three-bedroom configurations, which DD Living says is tailored to owner-occupiers and high-net-worth buyers seeking larger-scale residences.
The project's big-ticket offering is the ARENA penthouse, priced at $14.32 million, which offers 432sqm north-east facing living space on level 23, capturing sweeping views across North Burleigh’s surf beach and hinterland.
Servicing the 101 luxury apartments in the project will be two whole floors to six-star resort and lifestyle amenities for residents comprising magnesium pools, hot and cold plunge pools, spa and sauna facilities, a fully equipped gymnasium, private cinema, executive lounge, and dining and entertaining spaces.
