Brisbane-based Inertia Engineering is aiming to significantly boost its share of the Australian land subdivision market through a partnership with New Zealand civil engineering counterpart Civix that will deploy its artificial intelligence technology to fast-track developments across the country.
Inertia Engineering and Civix have launched Inertia LandAI, a new venture that will deploy software developed by Civix affiliate AllsiteAi to give developers feasibility assessments and site analysis on their projects in days instead of weeks or months.
“Inertia LandAI represents the future of early-stage land development – intelligent, efficient, and locally grounded,” says Inertia Engineering managing director Scott Clements.
“This isn’t just about software – it’s about rethinking how we approach feasibility and land planning.”
Clements says Inertia Engineering has been monitoring for some time the advancements made by AllsiteAi and its AI technology for the development industry.
The technology is already deployed by Civix in New Zealand and, through the partnership with Civix, Inertia Engineering is planning to extend its reach beyond its key South-East Queensland base to service the development sector nationally.
“This is a gamechanger for the whole development industry,” Clements tells Business News Australia.
“We were pushing pretty strongly into the land market anyway and wanted to pick up our share of the land market over the next year. Now with Inertia LandAI, we are looking at increasing our business in this area by four times.”
The Inertia LandAI platform offers a rapid turnaround in feasibility assessments and site analysis for developers, which Clements says can be delivered in days rather than weeks or months.
He says the technology also offers “real-time scenario” testing that allows developers to explore “what-if” options, by adjusting layouts, grading or servicing to quickly see the impact of those changes.
“The issue that developers have from acquisition to completion is in acquisition and measuring the cost. This platform allows us to get a layout, get site information and within weeks have a costed project for them that gives them confidence in the offer that they put in.”
The technology also addresses an ongoing shortage of civil engineers which Clements says is another pressure point for the development industry.
“Generally, a project would have a single designer working on it but with LandAI it’s like having 20 working on your project. This not only speeds the process up but what they can do then is look for optimisation to reduce costs.
“A client can even give us three or four layouts that we can run all concurrently – and that’s like having four times 20 people working on these projects.”
Clements says the industry has been keen to adopt the technology at a time when rising costs are taking their toll on project starts.
“There are so many constraints at the moment and developers are under the pump,” he says.
“They love the idea of having the confidence in doing something that they can move on up front. To say they’re excited is an understatement because they are all under so much pressure.”
Inertia LandAI is described as a strategic collaboration that blends AllsiteAi’s AI-driven design and analysis engine with Civix’s modelling and design capacity and Inertia’s local engineering experience in Australia.
The Auckland-based Civix, which was founded in 2016 by Duncan Ross and Sam Blackbourn, specialises in planning, land development, civil engineering and surveying. Blackbourn also co-founded AllsiteAi.
“Inertia LandAI equips clients with the clarity they need right from the outset - helping avoid missteps, reduce risk and accelerate approvals,” says Nick Mattison, director at Civix.
“We’ve seen firsthand how this approach drives better outcomes, and we’re excited to deliver the same value to the Australian market in collaboration with Inertia.”
Blackbourn, a fellow Civix director, describes the partnership as a “shared ambition and a deep understanding of what developers truly need”.
“By combining Civix’s AI expertise with Inertia’s on-the-ground experience, we’re introducing a new standard for land development that’s faster, smarter, and deeply connected to local realities,” he says.
“Inertia LandAI reflects a new way of thinking, and we’re proud to be part of that shift.”
